Think you have missed out on the property opportunities in Eastern Europe? Think again.

Of course it is still not unusual to meet persons from anywhere in the world who are unaware of the changes in these two countries which have taken place over the past decade. However when such persons intend to invest here and furthermore believe they are ‘pioneers' in looking to acquire property in the Republics, this does tend to raise a few eyebrows.

So have you missed the boat? We believe there are still excellent opportunities for investment here today – only the nature and risk profile of investing here has changed over the past 17 years and arguably, for the better. Whilst the risk premium associated with the past political climate has all but disappeared, the economies of the two Countries now offer stable returns in a growing, continually evolving environment in which to invest. Czech and Slovakia currently benefit from:

low interest rates and strong currency

low inflation

a highly educated, motivated and cost effective [when compared to other parts of the EU] workforce

aggressive tax policies

membership of the EU and all that entails

outside investment e.g. by technology companies, automobile industry and logistics providers, to name but a few

adoption of English as the international language

We feel further convergence of prices and consequently, incomes, to Western European standards and consequential increased spending power, is set to continue in what is now a single EU market.

Further south east, countries such as Bulgaria, Romania and Croatia continue to be ‘punted' in the UK as the places to invest. Certainly there are opportunities, but the associated risks in these societies must be weighed against the potential returns which can be much higher. However opportunities available to investors unable to invest significant amounts of time and effort into finding suitable investments means the opportunities available to them can be strictly limited [even to the extent of an offering from one or two developers with very little variety in the way of product, nor it must be said, independence], which is hardly in the interest of the buyer.
